Question by Ceara: Paying a years worth of rent upfront? Has anyone done this? I don't have many options, I have really bad credit and recently lost my job. I sold my house and I have to be out in 3 weeks and I have no where to go. I will get about 150k after paying lawyer fees and credit card debt. I want to rent and pay a year up front. Since I have terrible credit and no job it's really my only option. I don't want the landlord to think I'm shady or anything by doing this. I live in Mississauga, Ontario btw. I've also been reading when paying the full year upfront that usually they lower the price... by how much approximately? The most I want to pay is 1550 a month/18,600 upfront so how much lower will they go? Since my credit is terrible and I have no job I can't see anyone letting me rent their place by playing month to month, maybe if it's some dump place but I don't want a dump. I can't imagine why they'd give you a discount for paying for a year. They lose money that way. I'd pay month to month like normal. What if something happens and you need/want to move?

They might go lower. Despite the ignorant answer just above, by getting all of the money first they not only save money (time value of money), but they don't risk not getting paid. On the other hand, paying all at once decreases your influence if you have any trouble (e.g., bad appliances). Have you considered depositing the money into an escrow account?

Quite honestly, offering to pay a year's rent up front is a HUGE red flag for the landlord. If you are honest about your bad credit and WHY it is bad, that may make a difference. Some states do not allow the rent to be prepaid like that. Also, if the landlord takes your money and you turn out to be a bad tenant, he either has to suck it up until your lease expires or spend the money to evict you for a lease violation and then refund the unused rent. I won't accept that much prepaid rent. And since you do not have a job, I wouldn't accept you as a tenant.
